If you received a letter from us, it is because public records show you own minerals under a section where wells are producing. We would like to buy that interest, and we will tell you exactly what we are offering and why.

We are a buyer, not a broker. There is no commission, no listing, and no cost to you at any point.

What aggregation means

Minerals are worth more assembled than they are scattered.

A single section of land is often split among a dozen or more owners — cousins, grandchildren, estates that were divided and divided again. Each individual share is small, and a small scattered share is hard to sell, hard to value, and easy for a buyer to ignore.

Our business is putting those pieces back together. We buy the small tracts one at a time and combine them into contiguous blocks large enough to matter to operators and institutional buyers. That is why an interest that feels too small to bother with can still be worth a fair price to us.

How a sale works

Four steps, and you can stop at any one of them.

  1. You get an offer with a number on it. Not a range, not a request for a call first. The letter states the property, the price, and how long the offer stands.
  2. We confirm what you actually own. We run title at our expense. Our acreage comes from public records and is not always right — if you own more than we showed, the price goes up.
  3. We prepare and send the deed. You sign it in front of a notary and mail it back in the envelope we provide. We pay deed preparation, recording, and closing costs.
  4. You are paid. By check or wire as soon as the signed deed is returned — typically within 30 days of the first call.

Questions owners ask

How did you know I own this?

County land records are public. Deeds, probates, and affidavits of heirship are filed at the county clerk's office, and we research them section by section in the areas we are working. Nobody gave us your name, and we did not buy a list of your personal information.

Do I have to sell all of it?

No. Owners sell a portion and keep the rest all the time — half of the interest, one section out of three, or the minerals under one specific quarter. Tell us what you want to keep and we will price the rest.

My wells are still paying. Why would I sell?

Sometimes you shouldn't. Wells decline year after year, so a royalty check is a shrinking and uncertain stream, and a sale converts it to a known amount today — but whether that trade is right depends on your situation, not ours. Owners most often sell to settle an estate among several heirs, to stop managing division orders and 1099s for small checks, or because they would rather have the money now.

What if the offer doesn't look right to me?

We work to arrive at a fair value for your producing property, based on what we believe the wells will produce from here. If something doesn't look right to you, or if you have information we don't — a new well, a pending unit, a lease we missed, or acreage we have undercounted — call us and we will gladly take another look at it.

What will I owe in taxes?

A mineral sale is generally treated as a sale of real property, and your basis and holding period matter. We are not accountants and we will not pretend otherwise — talk to yours before you sign, and we are happy to give them whatever documentation they need.

What if I own minerals somewhere else?

We will buy those too, and we can price them together with the offer you already have. The easiest thing is to send a recent check stub or 1099 and let us do the research at our cost. If we can't make a competitive offer on something, we will tell you that instead of stringing you along.
